    Looking into using this, hoping I can make the master a separate unit, mini kitchen, smaller bath, side exit with small porch.
    Would then convert bedrooms 2 and 3, back two?, into a master giving me a 1 bd, ! bath rental on the left and a 2 bd 2 bath on the right. With adding another bath to the merged bedrooms. Oh, I understand the rent figures, they are the proper way to est the returns. My figures were based on 12 months of rent. Thinking the 2 units could get me combined of about 15K clear per yr, investing about a total of 240K for land and house. Might end up at about 280K most likely though. 1885 x about $130-140 a sq ft.

    Kinda hard to rent a split up house like that in a nice neighborhood in florida...

    Mainly looking for just a fair rent income. If I get about $1500 from the two units then I'll be happy. Mainly just looking to bridge 2 yrs before moving down from NJ. Rental agent, does my condo, is great, an ex cop, great guy to deal with. I hear others agents can be hell, hard to trust. Also thinking the per sq ft price is still low, building now could give a good edge on things.
