Try Cape Coral next door to the West. I had a house there and loved it. Many, many neighborhoods not gated. The area I lived in actually did have codes against it but I had 2 boats in yard and almost all other neighbors had same.
Get a hold of 26stinger (Shad) here on board. He lives in the Cap and knows all that area very well. I have his # if you want to talk to him.

Yeah the propertys in Cape Coral are ripe for the picking but I hear many bad things from friends I have living there. When I drive thru most the strip malls are closed and I hear the police write many tickets for revenue. I hear south cape is nice.

Very true. We were through my old area recently and it is now mostly rentals. I was in extreme SW Cape. I think $60K would buy you a decent hose there now though!

My family has multiple property's in Cape Coral. I wouldnt hesitate to pick up a property this year. Its beyond a buyers market right now. For 60k you can get a decent house in a near abandoned subdivision, but for 100k you can get a 10 year old 3 bedroom house w/ 3 car garage in decent subdivision. I just went down last month and went property hunting and couldve spent a month looking at all the houses for sale. Business in the area is at an all time low.(Lee County is among the highest unemployment in the country) The town is pretty strict with their ordinances, but it differs in the gated areas. Every gated community has their own rules weather its in Cape Coral or Ft. Myers. I wont say anything bad about certain areas because I know there are people on here from them. The best advice is to look at a ton of properties and lowball your offers, they'll bite. ;)
Yep this place is full of modern day carpetbaggers and assholes from up north. I can't leave it fast enough. Paradise has truly been ruined by overdevelopment and that obnoxious yankee attitude.

Ive been in Ft Meyers for 20+ years andWest Palm before that. I have a little idea what life is like there. Ive seen it go from nothing to too much traffic and overpasses. My good friend bought a $350,000 home on a municipal golf course in Cape Coral and the course closed and she cant get $100,000 for the place. Looking for an area that will let me have my boat and bike. The gated communtiy ( Cinnomin Cove) we vacation in doesn't allow trailers.
I'm Losin 350k+ on a paid off house and will skip, dance and sing with glee away from here. lol

I think its been ruined by those who tried to build the most over-the-top landscaped exclusive communites. In great economic times it works, but the truth is it will never be maintained through thick and thin because the real money in the area was made from northern business' There isnt enough business in the area to maintain the excepted standard of living around Cape Coral/Ft. Myers when you take that away(Outside $). Its kind of a snapshot of the US in 20 years if we dont start buying from US manufacturing...I do love the area for boating though and am looking forward to spending more time down there (I only get down there a few weeks a year right now)....But like you NNT, I couldnt live down there year round.
And like everyone says; In real estate, timing is everything. I didnt know it would be this bad, but since it is might as well take advantage of it if you can and get a property for 1/3 of what it was 6 years ago.
I know theres normal decent people up north, I have lived there, but they don't seem to move down here. we get the people no one likes up north settlin down here lol take naples for example, this is a very odd town, lots of younger faux wealthy who all think they are SO fabulous but don't have .02 to rub together, pillheads and druggies galore, senile drivers, non english speakin peoples from various countries, a small faction of old money folks, cops apt to write a ticket for ANYTHING and I do mean anything, water cops just as bad, god help you if you have to go to the county to apply for a permit and you will NOT get away with doin somethin without a permit, contractors/auto repair facilities/etc eager to take advantage of newbies and the old etc etc etc I could go on, but I think you get the idea. I have never seen so many unhappy and miserable people in all my life and yet they do this in spite of year round sunshine, beautiful water, and so many other positives. It was this way when the economy was good, its only gotten worse since then. They continue to put up walgreens, CVS's, Lowes all over the place, why on earth I have no idea? I guess people feel more then a 3 mile drive is just too unbearable for thier fabulous selves lol Its been quite a learnin expierience down here, the lost money is the least of my gripes.

But you know it was really heaven on earth before the yankee invasion.... The old fl cracker sayin, the yankees bring two things with them when they come dn. here, a white T shirt and a 100 dollar bill. And they don 't change either one! As for a decent hood for a normal person to live in, try a place called Briarcliff in s. Ft Myers. 1.25 ac. lots up to 5 ac. lots. Some room between houses, and not so many up tight people waving restrictions and rules in your face. Close to beaches and boat ramps. I had to move out in the country to escape the yankee blight. Can open the window and shoot your gun.... Bud of mine just bought in briarcliff, got a nice house for not much green and he loves the place. BTW he used to live in the iona area and had to move to be able to park his boats and trucks on his own prop. Run away from cape hemmoroid, it's always been the least desirable place to live around here. I'm from Ft. Myers and in my 50s, pm me if I can help ya.. And as far as yankees go, got a lot of northener friends that are really good people.....Y'all ain't all bad guys...

Yeah Im not looking for a job. Just want to bring some of that Northerner money (my pension) down there. Anything, even a town that has no economic growth is better than New Jersey. Looking to boat, play golf and work on my tan 4 months of the year.

Had to move from Iona because he couldn't keep his boats and trucks??? I live in the Iona area and it's ok over here. I've lived in Iona for over 15 yrs had have never had any problems with boats or trucks! It's close to the river and Punta Rassa and can be boating in 5 min.

The wife and I gonna shoot down Feb 25 for a week to soak up the sun and look around. Thanks for the ideas. You know in the 25 years I've been comming down there I have met only a handfull of people that claimed they were born and raised in Florida. I guess cause I have always been in a touristy area. Most the law enforcement officers I talk to down there are from up here. I guess the sunshine makes up for the sh**ty pay..

Dude, ya getting a PM from me too, as I would love to here the full skinny. Have an old GF, R/E agent, Illinois, and now in Ft Meyers too. Still owns ILL rental prop. Bought a FT Meyers 100K condo in the bubble, now worth 10K. Just bought a 3BR/2B house for 45K. TOLD me the whole place is a rental area. It aint so much where ya live, as who ya gotta put up with as neighbors..(I got great ones here)
And another wise azz, snowbird in Naples, bragging our HS group from Illinois, how sunny and fine, have fun in the snow. But yet he only does a few months there, then back north.
Now don't get me wrong here those that live FL, as got friends all over the state, visit when I can, and at times would love to move down there, in gray and drizzly winter WA..(summers perfect though)..but I have little rules private end peninsula, HOA, where I live, 5 miles private roads, "go karts legal!"104 slip marina, no cops, etc. If I could find same in FL, be there in a heartbeat. But I like my chithouse of freedom here, and the boats alone in my front yard, would not even "fit", some gated place. But I really like my rural living, as the first stop light I see here, is 15 miles away from me, and then the masses. Just my 2 useless cents..

I live in Cape Coral and wouldn't live anywhere else. I have 2 boat's in my back yard, my 26' and a 30' cat. I'm 5 minutes from 2 boat ramps, 20 minutes to Pine Island, and 30 minutes to Alva. I had my house opened up all day and wore short's. You can boat or go off road all year.

For the life of me, I have never understood why people would leave someplace, then proceed to make it exactly like the place they left:confused::confused:

Me neither, but it goes both ways. Yankees in Florida, Californians in Montana.

Just spent the morning driving around Cape Coral but with out a guide or a realestate agent you can trust there is no way to tell the nice sections from the others. I guess I will have to stop at the local pd and see if i can strike up a friendly conversation.
