I'm just curious - did everyone, or almost everyone, in the US just get their property taxes? Or is it just us here in Illinois/Chicago?

I was really suprised. All this talk about the houseing market taking a crap and my home tax value actualy went up. I must live in a better part of the country...:rolleyes:

Value of a home doesn't have to go up in order for real estate taxes to rise. There are two components to your real estate taxes your mil rate and your assessed value.
Theoretically the assessed value of your house could drop by 50% and if your local government (and everyone else benefiting from real estate tax - typically school distracts and a little bit for the county too) kept their tax levy the same as the previous year your mil rate would double.
Of course, most states are using the money they allocate to counties and municipalities to help balance their budgets so the local tax burden goes up and so do your taxes. Ain't life grand. :eek:

When you get your assessment, not the tax bill, you need to see if its accurate. You can request copies of the worksheet the assessor used, and get worksheets for comparable properties. Get actual sales reports from a realtor also.
Assessments are usually based on fair market value, what will your property sell for in a fair market transaction.
I appealed mine a few years ago, got the assessment reduced $200k.
Your taxes are based on the assessment times the rate. So reducing the assessment reduces taxes.
Your tax bill comes later usually june, and also October if your area has bi-annual billing.

Ya sure it was a tax bill?..or just the assement? I just got my assessment, went down a bit, but that sure don't means the tax bill will. I had assessments go up/down over the years.
The bill will come after the 1st the year. And its all in the levy rates...not so much as any lower assessment will actually help. I had mine knocked down a bunch few back when I complained. Did the tax bill go down?
I just looked at my last 10 years total bill...went UP EVERY YEAR!

Im afraid to open the assessment that just came, the house is in a trust and cant be homesteaded, really sucks- major hits in the last few years..... :eek:
Talked with the appriasor the other day when he was doing the McMantion a few houses down- he said- can you spell screwed, REALLY :icon_bs:

The only reason mine is 950 is because the whole house is as big as the walk in closets there. I have built a few 10 mil dollar homes but if you ever heard the story about The Barefoot Cobbler, dat'd be me!

Okay, I did it- opened the assessment .
Prop value (assessed) went down from 380K to 293k -
taxes went from 7600 to 6300 -
still a kick in the chops :eek: wtf ......

Thats another crock of crap. Some people been in there houses decades. Then someone comes in, and builds a monster house. Seen it here..dude waterfront, bought the house for sale next to him. Has too much money..(took over daddys biz..and the biz is making the cop car lights ya see, if ya screw up)..anyway, he has the house, jacked up, and sold to another here, that stuffed it on an m/t lot block away. THEN?...extends his exsisting crib, to DOUBLE.
So now somehow that makes my house worth more? I aint done a darn thing, but they go by surrounding stuff, and whats ITS WORTH!
Pisses me off, big time....

You can get a decent house around here for less than 100k,3 minutes from the mississippi river and I just got done de-winterizing my boat a little while ago. It's gonna be close to 70 degrees here tomorrow and I'm goin' boatin'. Gotta love the global warming! I will figure out how to post pics after the boat trip and start a thread. (Might need some more help with that sunapeeboater)

Old G/F, R/E agent decades..(still hot at 55!), licensed Ill, and FLA. Selling out the house rentals, Ill, now in Ft. Myers, condo, for the winter. We are kinda trying, later (getting old)..do a 6 month thing, us there, winter, here WA, summer. So know the R/E skinny, what goes on there.
Jezz, you guys are taxed to damn near death! I live second street off the water, private, HOA, end of peninsula, one way in, one way out without a boat. Decent size crib, big shop, my prop taxes are somewhere $900 a YEAR!
No food tax, state tax, and 2 more years, 62, and with only a pension, my taxes will be frozen then. Still all the vehicle fees, others way they get ya. Seems the less ya make, the better off ya are.

Are you getting hit on State taxes on your paycheck,
and for your home ???
Somewhere- besides the fact you cant boat all year- they(the State) HAVE to make their money up .......
I am self employed and not totally sure how much the state takes out because I have a tax guy and my property tax is taken out by the county through my escrow account on my mortgage.

Have to register everything, cars ,boats, trailers, sleds , bikes every year. I have to pay state fees on all of them. For instance my truck costs about 360.00 in state fees this year

Know he will chime in, but here WA, if ya come in like I did in WA, and start the DMV stuff, "tabs", on a crap load of toy's, they sock the crap out of ya.
They tax ya on the value, BEFORE THE TAB..(insane there too) and only reduced if you have proof, any stuff ya built, with receipts, and paid taxes on those.
INSANE paperwork, when I moved here. ..story..
Few years back, had a 1995 CBR1000 Honda shipped out here, from West Virgina. From a friend, got cancer, not gonna ride anymore... bike super shape, been stored at a bike shop.
Sold at $3000. Cost me $750 ship.
Its here then, and start the paperwork, a tab. Bitch at DMV says its worth $4500. I was prepared..had MANY AD"S, printed out..$2500, $2800 tops.
Got it knocked down to $3000. Total, for tax on transfer title/tab.
Ya sitting down..?...
$850 freaking dollars........plus at the courthouse/DMV..(never can get a parking spot..ALWAYS A FULL LOT, and they aint GIVING money away!))....is signs all over..."THREATING A GOVERNMENT WORKER, IS A FEDERAL CRIME, AND YOU WILL BE PROSECUTED"...

My jeep costs $35.00 per year, work truck was $35 also but I bought a commercial work van= $200.00(because commercial) Olds Bravada=$35.00, kayak=$10.00 3 years, 14' fishing boat= $30.00 3 years, Hydrostream=$50.00 3 years. The 43' houseboat was $90.00 for 3 years.
Now insurance is another story, its so cheap here I don't know how they even make money. Denver area was about 10 times more but there is more accidents. Full coverage on a 2002 Chevy 1 ton van = $194.00 for 6 months.

My brother is in CA...buy a new car..?...BE PREPARED!...they tax the death out of them..
And again, my bud from HS, in W/Virginny..(should say he was not the one with cancer, an friend of his the bike...he still, at 62, rides a "Busa")..he has a STORED, old "Hot Rod Lincoln"...in the shop, NOT USED!

He better be careful, the lincoln might drive him to drinkin':cheers: I don't know if they do it other places but here they collect tax every time they sell a vehicle and the tags are transfered. The tax gets paid over and over. I bought a Chrysler Sebring convertible once for a dollar(trade for carpentry work) Almost strangled the old bat behind the counter but I won in the end.

Same here..Western WA. The Bike/van tabs $45, boat stickers, all 3, under $100. So damn many boats here, little claims, run all 3, about $350 a year INS...(State Farm decades..plus my agent here is a "gearhead"..honest)
House/shop insured, at $600. Van and 2 bikes cost me about $500.

Shop insured ..after 60 years, its just my junk..and I'm VERY paranoid, any "flammable"...gotta watch what YOU do..never depend on any other.
Something happens, I'd take the dough, move on, and do it all over.."new junk!"

Sucks..the only way to lower yer prop tax, is when the mansions come in..and they set the all night propane heaters on, to dry the mud, the Sheetrock..turn them around, the framing!:D
