Congradulation!!! After building custom homes in a state with about 90% less regulations than Fla.(NH) and a state almost as bad(Ma.) for 35yrs..... this could be a great understatement IMO. My suggestion is to be sure to understand ALL building codes (state and local) and ask the building inspectors what THEY want beyond code before each step of construction reguardless wether your GC is local or not. Home building has a LOT to do with relationships and home owner knowlege of the process. Most of my customers say that their involvement is one of the most rewarding life adventures. Injoy! Gary

Exactly!
Make sure you put a knowledgeable team together especially if you are not planning to be there throughout the project or have very if any building/construction experience. This will save $ and time!
My other suggestion would be to visit the building inspectors (early in the morning) is usually the best time to catch them in the office and ask for recommendations on a reliable and experienced contractor. Sometimes not all zones or inspectors will help but sure is worth a try.

If you haven't already selected your GC send me a PM. The GC who built my home is a resident of Palm Coast and has a very good relationship with the local municipalities as well as a lot of experience with high end, custom construction, he knows his stuff and is very reliable. He runs a small operation but that's by choice. That way he can oversee all his current projects.

A reputable and honest GC or architect will be your key players especially if you will be an absent owner. A good experienced GC or architect will also move the project along timely and correctly. Not to mention properly okaying the funding disbursement. Never allow any contractor get ahead on payment!!

Past the contract review, its mine as soon as I pay the balance. Check out the lot, water on the back and right sides, behind the pond can not be built on also. Simple to put the garage and utility room on the right side and bedrooms and Lanai on the back and I will have very nice views. A 700K home is about 400 ft away, some homes close by cost 1 mil.. Got the land for 66.6K, last sold in 2005 for 178K, some like this sold for 200K in 08. Lot is filled, leveled, and soil sampled OK. Think I have a min. 1800 sq ft build, HOA about $110K a month inclds pool and gym.

At the height of the market in '06 we built for $125/ft with upgrades. The top bid we got was $145/ft but that included a lot of things we didn't need. Prices dropped but have pulled back so $140 sounds about right.
Check these guys out. Bill owned the company that built my house. He sold out and retired in 2009 but it looks like he's back with a new partner. He did good by us but he's very set in his ways so probably not up on ICF. http://www.stoughtondurancustomhomes.com/Mark

Thanks but ICF is what I will go with, save $$$ on insurance and utilities. I think that I will max out on the extras so no doubt I will be at the upper end. My friend here in Jersey says he's at about $140K per sq ft on his homes, not the same as Fl standards though. Saw a David Weekly Home in Nocatee development near Ponte Verda Fl , demo-exposed walls. They really build them well, claim average summer electric bills of about 60-70 dollars a month. My nephew is a salesman for them near Austin, raking in big bucks, ez to sell due to these claims!

I called them today, about $145 per sq ft for ICF construction, stone counter tops, tile & wood floors, tray ceilings and cement tile roof. They are building 3 homes there right now. Soil test say good to 8', no issues, water at 5 ft, most likely pond level. Looking to lock in construction soon and will rent, most likely to the new home builders, EZ 6 to 9 month contracts at very good rates.
