    Still in the 3 day wait but wow, what a deal. Will be retiring within 2-2.5 yrs. Will filled in the details when all is final!

    BTW, lots of issues on some land, research it. One lot needed a 15K transformer and had $1200 a yr pond maintenance. Another needed 30-40 pilings to be sunk for the foundation to be stable. Buyer Beware!

    palm coast is the desert of florida. i have no idea why but it seems to be way behind the rest of florida. for miles along us1 there just is not anything going on. just miles of vacant land. anywhere else us1 is prime property and flooded with businesses.

    Building a ICF home, Styrofoam, cement, and re bar. Costs about 10% more but you save on insurance and A/C and heat bills. average home runs a good 600K, some well over a million. I could get a lower end, 1800 sq. ft. built for maybe 250K making total investment of under 350K. Lot has a pond on two sides and green acres behind the pond. Will build within two yrs.

    Did you find a builder down here with ICF experience? I looked 9 years ago and the closest was in Atlanta. If you did, that's good the hear and congrats on the land purchase.

    Impact windows. Will never live in another home without them. The advantages are stupendous. Any brand you want to go with. Powdercoated aluminum frame, NOT vinyl.

    Just don't fall into the trap thinking they are a replacement for hurricane shutters, they aren't. Also, check local code, many cities and counties are requiring hurricane shutters before they grant your certificate of occupancy.

    Congrats on the land purchase. We bought a condo in Port Orange earlier 2016. Don't see living there full time, so important to have maintenance as well as I have some others that will be using it. Have a few people at work that live in Palm Coast. Shop is in Ormond Beach. The drive from Lake Norman is 7- 7.5 so not bad.
